We understand that selling your home can be stressful. Will you worry that you didn’t hire the right real estate agent and that the agent you did hire may sit on their hands rather than working to sell your home. You realize, as we do, that if your agent does not follow the proper steps to market your home that potential buyers may come and go without even knowing your home was on the market. We feel it is important not only that you feel comfortable with your agent, and like them, but that your agent explain in detail how they plan to market your home, and then follow through.

The single greatest factor in getting the highest possible price for your home other than the price itself is how it appears to others.

Here are some helpful hints:

1. First and foremost, hire the right brokerage firm and agent.

2. Curb appeal, this is the very first impression one gets when they see your house. Keep your lawn well manicured along with shrubs and bushes. Colorful flowers work every time when you’re trying to create a lasting first impression.

3. Keep it clean and uncluttered. When selling, less is better when it comes to showing your home. An uncluttered room looks bigger than one that has Uncle Fred’s recliner that is falling apart in the corner and Aunt Mildred’s ceramic elves everywhere. Throw things out now that you will not take to your new home. This will save time and money later and makes your home show that much nicer.

4. If you have to ask if it needs to be painted, then it does. We’re not saying go out and spend a fortune. A coat of paint will spruce up any home. Make sure the paint is a neutral color!!

5. Clean the windows. This is something I tell other agents and their clients. There is nothing worse than looking out a window and not being able to see the neighbor’s house.

6. Be very flexible when scheduling showings. You never know, that last minute couple that is leaving to go back home and wants to see your house within the next 10 minutes might just buy it.

7. If you have a pool, be sure to keep it cleaned and skimmed.

8. Always air out the entire house and burn some candles to cover any strong odors, good or bad. Smells tantalize the senses, something faint is good. You don’t want to over power.

9. You should be comfortable with your agent, which means try not to be around when it is open house time or even for a showing appointment. By being there you will most definitely make the prospective buyer nervous and uncomfortable.

10. Last but certainly not least, make sure your agent prices the property inline with what has sold in your immediate area. It’s ok to take into consideration what is currently on the market, but do not go by just that!! Go by what has sold within the last six months or so. If your neighbor’s home has been for sale for 8 or 9 months without one single offer. Then, I would have to say that it is over priced and most likely will not sell. Price it right!!!
